One of the most stylish studios in Sea Point. And Sea Point is the address visitors ask for: the promenade, the sea, restaurants full every night of the year, flat enough and busy enough to walk. This one sits on the top floor of the white building everyone photographs, with Lion's Head standing in the balcony door.
Wake up on the top floor above Regent Road and walk downstairs for coffee at Maggy Lou's. Then the promenade, before breakfast at Jarryds. The seawater pools at noon. At night a table at The Nines, straight across the road, the one you look at from your own balcony. This is the one part of Cape Town where you walk to dinner instead of ordering a car.
Drawn by a designer, not furnished from a shop. The green joinery, the printed headboard, the cane, the blush cabinets, the lighting. The whole studio runs along one window and ends at the balcony.
The balcony is where the day starts and ends. Coffee on the rail with the mountain in front of you. At six the sky over the Atlantic turns, and the whole suburb walks the promenade for it.

Every listing says everything is walkable. These are the real minutes, measured from the door. Sea Point is where Cape Town lives outdoors: flat, lit, busy until late. Breakfast downstairs at Maggy Lou's. Pilates a minute away. The gym and Woolworths around the corner. Station House and The Nines across the road. Five minutes downhill, the promenade: kilometres of seafront with the Atlantic on one side and Lion's Head behind you. Clifton is five minutes by car, the Waterfront ten.

Security
Security sits at the entrance twenty-four hours a day, and the building runs on its own generator when the city goes dark. Regent Road is one of the busiest streets in Cape Town: lit, full of people until late, and patrolled. You walk to dinner across the road and you walk back.
Every photograph
Every price is for one night, for two guests. It includes daily housekeeping, linen, towels, fibre, electricity, water and air conditioning. A refundable security deposit of € 300 is taken per stay and comes back within seven days of departure. Minimum stay 5 nights, seven over the festive weeks. Dollar and rand follow the exchange rate and are rounded; the euro price is the one that counts.

For creators
Make work that lives on Instagram, TikTok or YouTube? At least thirty per cent off every rate in the table, all season, from seven nights. That is € 60 a night instead of € 90 in October, and € 130 instead of € 190 over the festive weeks.
In return: six pictures, one reel, two stories with a tag, and the right to use them ourselves. Send your handle and where you would post. Nothing scripted, and nothing about the studio you do not mean. Two shots to plan for: Lion's Head from the bed at first light, and the promenade five minutes downhill at sunset.

72 on Kloof - GardensWe found a studio on the top floor of Regent Road that needed everything, and we bought it for the view: Lion's Head in the balcony door and the Atlantic five minutes down the hill. Then we rebuilt it with people who live here, to feel like a five star hotel without the five star bill. You arrive, the door opens, the kettle is there, the bed is made. That is what at home in Africa means: your own address for as long as you stay, and a person here in Cape Town who answers the phone.
Send your dates, your name and your Instagram handle. On WhatsApp or by email, whichever suits you. You hear back from us the same day.
We look at every request ourselves, and we come back the same day. If the dates are free and it fits, we take them off the calendar and confirm in writing, with the rate, the nights and everything that is included.
One invoice in euro with all the details: the nights, the rate and the refundable deposit, and the bank details on it. One transfer, no card fees, no exchange rate to worry about, and the stay is yours.
The airport is twenty to thirty minutes away depending on the traffic, and under € 25 in an Uber. One of our team opens the door, shows you how everything works and stays reachable on WhatsApp for the whole stay.
If plans change
Once we confirm your dates they are yours, and they come off the calendar for everybody else. So a confirmed stay is a fixed stay. There is no cancellation window and no partial refund: if you do not come, the rent stays with us and the refundable deposit comes back to you in full. We say it plainly because we would rather you knew it before you book than after. Travel insurance covers the rest, and it is worth having for a trip this far.
No instant booking, no lock box, no code in an email: send us your dates and you hear back from us. No investment company sits behind these two studios. They are ours. We found them, we built them out for the way you actually want to live here, down to the linen and the reading light, and we let them because we love this city and would rather share it than hand the keys to an agency. That is why we want to know who is coming, and why the answer comes from a person.
